Agritourism Consultant

As farm and rural diversification consultants, Planning Solutions Consulting works with landowners, land agents and estates to identify how tourism, recreation and leisure-led initiatives can secure a long-term, sustainable income from underused land and buildings. We help clients move from an initial idea through to a fully evidenced business plan that can support funding applications, planning submissions and investment decisions.  We deliver robust, experience-led advice grounded in 30 years of real-world commercial expertise.

Every landowner’s situation is different.  We tailor our advice to your specific assets, ambitions, and constraints, providing honest, practical guidance that reflects what is achievable.

Feasibility Studies & Concept Development

Every successful rural diversification project starts with an assessment of what’s possible. We analyse your existing assets, the market including the tourism sector and wider drivetime catchments, and the competitive landscape to identify which experiences, from farm trails and pick-your-own through to farm stays, attractions and open days, are appropriate and viable. We work with you to identify what will work, and just as importantly, what won’t.

Business Planning & Financial Modelling

We prepare detailed business plans incorporating five-year financial forecasts, staffing structures, risk assessments, and sensitivity analysis. Our business plans are designed to support planning applications, funding bids, and informed decision-making at every stage of the project.

Operational Reviews for Existing Tourism & Visitor Focussed Businesses

Already operating an agritourism business but not achieving the returns you expected?  We conduct independent operational reviews to identify where revenue is being lost, where costs can be reduced, and where the visitor experience and income generation potential can be enhanced. Our recommendations are practical,  prioritised, and grounded in what actually works in the sector.

Farm Experiences & Visitor Attraction Development

Farm park attractions, pick-your-own, events, working farm tours, educational visits, food experiences. We help you identify and evaluate opportunities that reflect your farm or estate’s vision, priorities, and available resources, ensuring ‘experiences’ are engaging and generate a financial surplus.

We bring proven visitor attraction expertise to the rural setting, ensuring experiences are engaging, repeatable, and financially viable.

Glamping & Rural Accommodation

From shepherd’s huts and bell tents to premium lodges and treehouses, we advise on site selection, unit mix, tariff strategy, and operational setup for rural tourist accommodation projects. Drawing on detailed analysis of drivetime catchment demographics, the competitive landscape, and seasonal demand patterns, we can help you to maximise occupancy and revenue.   W

Sustainable Tourism & Countryside Stewardship

Agritourism done well enhances the natural environment.  The natural environment, from woodlands through to rivers, hills, lochs and mountains, are key attractors for visitors.  We help rural businesses integrate sustainable tourism principles, low-impact infrastructure, nature-based experiences, and responsible visitor management, that align commercial success with environmental stewardship.  Our approach meets the growing expectations of today’s visitors while respecting the needs of host communities and the natural environment, alongside being commercially viable.

Working With Other Professionals

We can draw on a trusted network of specialist professionals, including chartered planners, conservation architects, and landscape architects — to provide complementary expert input.

Grounded in Experience. Honest About Outcomes

We have spent over 30 years advising tourism and visitor experience businesses across the UK. Our sister company directly operates a portfolio of visitor attractions, tourism and hospitality businesses — including a heritage farm park, a hotel, a brewery, and an adventure site. This ensures our advice is based on real-world commercial experience. We know what it takes to build and run a successful rural business.

When it comes to agritourism, we combine that operational insight with rigorous market research, financial discipline, and a genuine understanding of the pressures facing today’s farming community and landowners. We will always tell you what you need to hear, not simply what you want to hear.

How We Work

Discover: We begin with a thorough understanding of your land, assets, ambitions, and constraints, and an honest conversation about what is realistic.

Research: We analyse the visitor market, drivetime catchments, local competition, planning policy, and the funding landscape to ensure every recommendation is grounded in evidence.

Plan: We develop clear, costed, and deliverable strategies and supporting action plans, from initial concept development through to detailed financial analysis.

Clients We’ve Worked With

Working with a private landowner, we assessed opportunities to develop a glamping and camping operation.  We have also worked with Forestry Holidays across multiple forests, carrying out site and market assessments and feasibility studies.

We have worked on development planning projects with Forestry England at Dalby Forest and Bedgebury National Pinetum and Forest.

For Hampshire County Council, we assessed opportunities to enhance the visitor experience at five country parks.

Working with Natural Resources Wales, we prepared a development visitor experience masterplan for Afan Forest Park, a leading mountain biking destination in Wales.

At Oaksey Park, we carried out a feasibility study for self-catering holiday cottages.

Working with the Rempstone Estate, we carried out a feasibility study to develop 22 luxury forest lodges.
