Holiday accommodation business plan – forest lodges
Client: Rempstone Estate
We were commissioned by the Rempstone Estate to assess the potential to develop a self-catering lodge business that would complement an existing campsite. Working with the Rempstone Estate in Dorset, we carried out a study to assess the development opportunity, and we prepared the supporting business case.
Our work focused on: a site review; planning assessment; a market assessment including demographic profiling; identifying the optimum number of lodges the site could accommodate (including the mix and type of lodges); developing the supporting occupancy model; advice on the pricing strategy; preparing a detailed trading profile; staffing plan; advising on marketing initiatives and preparing the development strategy
We worked with the architectural project team to assist with the design of the lodges to ensure that they met the needs of the marketplace, and we also managed the planning applications. The 22 self-catering lodges have now been developed, representing an enhanced tourism offering. Since opening, we have assisted with the ongoing development of the lodge business and the recruitment of the site manager.
The investment was rewarded when the Royal Institution of Chartered Surveyors ranked the architect designed luxury Lodges in their south west’s top six shortlist for projects making an outstanding contribution to tourism and leisure facilities. We have worked on a number of holiday accommodation projects.
