Llancaiach Fawr Manor is an established Grade I listed visitor attraction. The heritage visitor attraction is centred upon a ‘heritage’ experience which includes an interpretative offer, guide tours, a gift shop, café and education services, this is alongside attractive gardens and an established weddings’ product.

PSC was commissioned to carry out a feasibility study to assess the opportunity of introducing appropriate tourist accommodation within the grounds of Llancaiach Fawr Manor. Our work included a site and location assessment, consultation with a range of stakeholders, market analysis with a focus on the residential marketplace, wider tourism trends and an assessment of the competitive landscape. A longlist of options for overnight accommodation were identified and evaluated using a scoring matrix. For the preferred option, tariff and occupancy models were developed and a trading profile prepared. Case examples were reviewed to inform the development of the project alongside a risk assessment for the project.
