Motorway Service Area catering and retail mix – feasibility study
Motorway service areas are key rest points along the UK’s motorway and wider road networks. They offer drivers and passengers a place to stop, refuel or recharge electric vehicles, rest and access to cafes, fast food outlets, retail shops, toilets and in some instances hotel accommodation. The first motorway service stations which opened in the UK were Watford Gap Services and Newport Pagnell Services on the M1, both of which opened in 1959.
We analysed the motorway service area (MSA) marketplace and competitive landscape in south Wales to help identify the potential catering and retail mix for a new motorway service area being developed on the M4. As part of the work we also prepared an implementation strategy to attract potential tenants to lease catering and retail units within the motorway service area.
