Client: Elan Valley Trust
The Elan Valley Trust is responsible for managing the majority of the 72 square mile Estate as landlord to 28 farms and 19 residential properties. The Trust farms eight blocks of in-hand land (totalling in excess of 7,000 acres) as well as having responsibility for public facilities, holiday cottages, Cwm Clyd Farmstead and estate maintenance in the Elan and Claerwen Valleys. The Estate is within the Cambrian Mountains Environmentally Sensitive area (ESA), is a Special Protection Area (SPA) for wild birds, has Special Areas of Conservation (SAC) for habitats and most of the land has been designated as various Sites of Special Scientific Interest (SSSI). Planning Solutions Consulting Limited was commissioned to carry out a feasibility study to identify and evaluate future options for Cwm Clyd Farmstead, which currently provides a bunkhouse type of accommodation offer. Cwm Clyd Farmstead includes the Long House, Cart Shed and a central Barn. Our work included a site review, analysis of the current business operation, engagement with a range of stakeholders and a module of primary research, assessment of the strategic policy content, a market assessment, analysis of six case examples, development of a longlist of potential alternative accommodation uses and an evaluation of the uses. An architect prepared outline floorplans and a high-level costing for the preferred option. For the preferred option we also prepared a five-year trading profile.
