PSC was commissioned to examine the potential for the development and repurposing of Pond Cottage in Gnoll Estate Country Park into a luxury self-catering holiday cottage.

Gnoll Estate Country Park is located near the market town of Neath and comprises approximately 219 acres of parkland, along with several Grade 2-listed historic structures within its grounds.

Site and market assessment

Our work included conducting a site assessment to inform the feasibility study and reviewing the tourism marketplace, in particular trends in the value and volume of tourism within the county borough. The residential marketplace, in terms of the two-hour drive-time catchment, was also assessed. This is critical for the short-breaks marketplace.

Stakeholder consultation

Consultation with stakeholders helped to shape the proposals for the self-catering cottage and the wider masterplan we worked for Gnoll Estate Country Park.

Financial viability

Tariffs and occupancy levels were identified along with the potential income levels.

Outcome

This formed part of a wider masterplanning project we worked on at Gnoll Estate Country Park. Latterly working in a multi-disciplinary team our work helped to support a successful application to the Levelling Up Fund.
