Country Park and Farm Accommodation Feasibility Study, Manor Farm Country Park

Working with Hampshire County Council we assessed the opportunity to introduce tourist related accommodation within Manor Farm Country Park to develop a new income stream for the country park. Potential accommodation opportunities included: Forest lodges, wooden tents and pods, camping and caravanning and luxury yurts. 

We carried out a detailed study which included: A site assessment; a market review of tourism trends in Hampshire with a focus on short breaks in the self-catering sector; benchmarking – a detailed review of comparable operations as case examples; consultation with key stakeholders; an options appraisal to identify the preferred development route; a financial appraisal with capital expenditure; identified principal operational implications and prepared a trading profile.   The study identified the preferred development option in terms of tourist accommodation for Manor Farm Country Park and helped to identify constraints and opportunities facing the site in respect of potential accommodation uses.
