We were commissioned to carry out a feasibility study for a local authority exploring the development of a new beach hut cluster as part of a wider program of coastal economic and destination development.
Our work began with a site review and a broader strategic analysis, identifying how the proposal to develop beach huts could support key policy outcomes and contribute to coastal regeneration in the area.
As part of the market analysis, we examined the local tourism market and the demographic profile of the resident population, as well as growth in water sports, a trend that could help drive demand for the proposed beach hut development. We benchmarked nine beach hut schemes from across the UK. The case study review helped identify key operational considerations, including management options and informed the development of a tariff profile. Critical success factors, market demand, and the key challenges to overcome were also identified.
We also advised on design, planning, and development considerations, day-to-day operation requirements, and we reviewed the different governance models available for managing the beach huts. This research informed the preparation of a supporting financial model and risk assessment, including mitigation strategies. Clear next steps were identified for the project.
