Working with Hampshire County Council we assessed the opportunity to introduce tourist related accommodation within Manor Farm Country Park to develop a new income stream for the country park.

Potential accommodation opportunities included:

  • Forest lodges
  • Wooden tents and pods
  • Camping and caravanning
  • Luxury yurts

Our work
We carried out a detailed study which included:

  • A site assessment
  • A market review of tourism trends in Hampshire with a focus on short breaks in the self-catering sector
  • Benchmarking – a detailed review of comparable operations as case examples
  • Consultation with key stakeholders
  • An options appraisal to identify the preferred development route
  • A financial appraisal with capital expenditure
  • Principal operational implications

Key outcome

  • The study identified the preferred development option in terms of tourist accommodation for Manor Farm Country Park
  • Understanding of the constraints and opportunities facing the site in respect of potential accommodation uses and taking into account the environmental impact
  • Identifying a product which meets the needs of a changing market place
  • Creating a mix of accommodation modules
  • Establishing the main financial parameters for the respective accommodation product types
