Country Park and Farm Accommodation Feasibility Study
Client: Hampshire County Council
Working with Hampshire County Council we assessed the opportunity to introduce tourist related accommodation within Manor Farm Country Park to develop a new income stream for the country park.
Potential accommodation opportunities included:
- Forest lodges
- Wooden tents and pods
- Camping and caravanning
- Luxury yurts
Our work
We carried out a detailed study which included:
- A site assessment
- A market review of tourism trends in Hampshire with a focus on short breaks in the self-catering sector
- Benchmarking – a detailed review of comparable operations as case examples
- Consultation with key stakeholders
- An options appraisal to identify the preferred development route
- A financial appraisal with capital expenditure
- Principal operational implications
Key outcome
- The study identified the preferred development option in terms of tourist accommodation for Manor Farm Country Park
- Understanding of the constraints and opportunities facing the site in respect of potential accommodation uses and taking into account the environmental impact
- Identifying a product which meets the needs of a changing market place
- Creating a mix of accommodation modules
- Establishing the main financial parameters for the respective accommodation product types
